Joani has been a full-time Real Estate Broker since 1985, having owned and managed a small real estate firm with 15 agents for 22 years. During that time, she was also a Property Manager for the US Dept. of Veterans Affairs where she managed and sold their foreclosed properties for 10 years. Having personally owned investment properties she can speak from experience on that.
Since 2010, Joani has been fortunate to both live and work in her childhood playground of Cape May. She has loved bringing her children here when they were young and now that she gets to make forever memories with her grandchildren it is doubly sweet. Joani's family connections to Cape May run deep. The property Joani lives on today in Cold Spring has been in her family for over 100 years. She also has a special relative, John Grace, buried at the Union Cemetery in South Dennis who was a scout for George Washington in the American Revolution. Joani's father Hugh [Rip] Flood, was also the designer of the Cape May Canal Bridge to which she pays homage whenever she drives over (a fun family tradition).
